Architectural Services


Initial Meeting:

The process begins with a meeting with John Molloy at your property. This usually lasts a few hours, depending on your requirements and size of the property. We will discuss your goals for the project, take measurements of the property and advise on the best way forward. We will discuss a variety of design ideas with you to ascertain what your hopes for the final property are. We will also look at organisation of spaces, qualities of natural light and views. Following this we will produce initial plans and elevations, bringing your dream to life.


Outline Design:

The design process is a collaborative one and we will steer you through each aspect of proposal as the design develops. We provide you with an initial set of plans and ask for your feedback so these can be amended to fit your individual requirements ready to submit for planning permission.


Detailed Design:

At this stage we will upgrade your plans to full building regulation standard, including the specification notes and structural calculations, ready to pass on to your contractor. A building regulations package including detailed drawings and notes are submitted to the Local Authority or an approved inspector who will certify compliance with the building regulations. We work closely with construction companies and interior designers who we can recommend to you if required. Detailed drawings finalise all elements of the design, indicating key junctions, structural design, and floor, wall and roof constructions.


We undertake structural designs in house. Right through the design process we consider the practicalities and implications of design, and will offer alternatives or compromised solutions where these are beneficial, including their effect on cost.
